Non-HOA or Small-HOA

The city features 3 large neighborhoods that host the majority of single-family detached homes with a traditional yard and no or low HOA fees. These housing communities have appreciated the most within La Quinta’s perimeters due to supply and demand. In recent years (2016-2022), homes in this area have appreciated in price by around 60-80%.

La Quinta Cove: With roughly 5,000 single-family detached homes built, the Cove hosts a variety of construction styles from Modern, Spanish, and even large Hacienda double lots. Most homes were built from the late 1970s moving forward but some were built during the early days of the city dating back to 1935 when the original casitas were built at the bottom of the cove.

Located only a short golf cart ride to Old Town La Quinta, Fritz Burns Park, La Quinta Resort & Spa, La Quinta Museum, Civic Center Park, and sophisticated Hiking Trails. La Quinta Cove is one of the most affordable places to live in the city for single-family homes offering traditional yards to throw a ball for your dog.

North La Quinta: Featured North of Highway 111, split off by a hand full of separate small subdivisions of homes. There are a few HOA subdivisions that charge a low monthly HOA and will maybe have a gate, but most of the subdivisions are Non-Gated. The location is great for children and parents due to the short drive to nearby schools. Close to Highway 111 and Fred Waring, which are main streets that run parallel through the Coachella Valley all the way to Palm Springs.

Desert Club Estates: Situated across the street from the La Quinta Civic Center Park and only a short walk (3 blocks) from Old Town La Quinta. Most homes have large lots, large floor plans, and a pool. No HOAs. Hosting a lot of opportunities for large families.

Demographics: Full-time residents total around 70% of the population. Snowbirds (second homes) total around 30%. Short-term renting (less than 30 days) is not allowed for most subdivisions in La Quinta including all of La Quinta Cove and North La Quinta. During the season ".

Large-HOA

Starting with the historic La Quinta Resort built by Walter H. Morgan in 1926, the city of La Quinta has continued to grow its population of clubhouse HOA communities with or without golf courses. The city of La Quinta's largest industry is golf, hosting 25 courses. For the large HOA communities, there is a good variety of subdivisions to choose from.

Clubhouse Lifestyle

Communities on the list below host a clubhouse, social events, sports courts, and resort pools. Some include all amenities within their monthly HOA price. Some offer separate pricing packages to allow access to amenities. 

$$$ | The highest and most prominent gated communities are names like The Madison Club, The Quarry, Tradition Golf Club, Griffin Ranch, Andalusia at Coral Mountain, and The Hideaway.

$$ | Middle of the pack you will find subdivisions like Mountain View CC, Rancho La Quinta, The Citrus, Trilogy La Quinta, La Quinta Country Club, Legacy Villas, La Quinta Resort, and PGA West

$ | More affordably you can find a great resort home to live at Palm Royale, Puerta Azul, or Laguna De La Paz.

Miscellaneous Gated Communities

Below is a list of misc gated communities, some offer amenities, and some offer only a gate. Nonetheless, they deserve a mention on this list of places to call home within the city of La Quinta.

Palmilla, Lake La Quinta, Hidden Canyon, The Palms, Duna La Quinta, La Quinta Fairways, Codorniz., Renaissance.

Demographics: In recent years 2015-2022 a lot of full-time residents have moved to La Quinta from nearby beach towns capitalizing on large equity growth over their years of home ownership by the ocean. Full-timers move to La Quinta for the full-time “Vacation Lifestyle” offered at most of these large clubhouse communities and because it is generally a more affordable place to live in California. The homeowners living in Large-HOA communities are typically 50 years of age and older, moving out to the desert for retirement. Full-timers dominate the pool of homeowners for Large-HOA’s at about 60%. Snowbirds and second homeowners who live by the nearby coastal area, represent a smaller portion of homeowners and total about 40% of the population of homeowners.

Short Term Renting

Renting for less than 30 days is the definition of short-term rental "STR" property. The city of La Quinta in 2021 banned short-term renting in a large majority of its housing zones. The subdivisions below have been approved for STR by the city of La Quinta.

Embassy Suites (Casitas Las Rosas): A very short walk to Old Town La Quinta. Total Condo units built are around 145. All units are 1 bed, 1 bath with a kitchen-living room area of around 682 SQFT in total. Plenty of parking, adjacent to the Embassy Suites Hotel. Centrally located within the City.

Homewood Suites (La Quinta Desert Villas – Center Pointe): 40 Condos within walking distance to the Indian Wells Tennis Garden. 2 bedrooms, the second bedroom has an ensuite and there is a powder room. Low HOA includes a heated pool/spa and a small clubhouse that hosts a fitness center. There are no garages, only covered parking. There are ground-level units and two stories. Adjacent to the Homewood Suites by Hilton La Quinta.

La Quinta Resort (Spa and Tennis Villas): Onsite at the famous La Quinta Resort are two subdivisions of condos available to purchase and rent out. Learn more HERE.

Signature at PGA West: A 150-unit condo subdivision most units are 2 stories, and some are 1 level. 2-3 Bedrooms ranging in SQFT from 1,222 to 2,530. Homeowners and renters have access to a Private Clubhouse and the Tournament Clubhouse. Homes built on the North and South section of the community have views of the golf course. A great purchase for renters who are attending the American Express Golf Tournament, some homes even have views of the concert venue.

Legacy Villas: Adjacent to the La Quinta Resort. Offering a clubhouse, multiple pools, a resort pool, and a fitness center, tucked right up against the Santa Rosa Mountains. Learn more HERE.

*Pending Approval: The subdivisions below have been approved by the city and are pending approval from their HOA. I predict these communities will soon allow short-term renting, but it is not for sure yet.

Puerta Azul: Featured in South La Quinta, a quiet community of 127 single-family homes. Built-in 2 or 3 bedroom variations, smaller yards, most do not have a private pool. 2 resort-like pools, tennis courts, a clubhouse with a fitness center, and bocce ball. Most have 1 car garage but there is plenty of parking around the community.

Codorniz: A RJT development of 142 single-family homes with small patio yards most homes sharing no common wall. Centrally located within the city walking distance from Talus, La Quinta Park. Visually, the community astonishing and maintained by the HOA. Distinct Spanish Villa Style homes with rich paint colors and sophisticated, contemporary, landscape fashion. SQFT ranges from 1,254 to 1,731, with 3 beds, 3 baths, and 2 car garages, all are two stories. Resident amenities included a small indoor fitness center, a resort pool, tennis courts, and a small greenbelt park.

Things To Know

Good Wind Patterns & The Santa Rosa Mountains

The rule of thumb for higher and more frequent winds in the Coachella Valley is the direct path of the 10 Freeway. The desert’s heat creates low pressure mixing in with winds that come in from the coastal regions created at the San Gorgonio pass causing the “Venturi Effect” which amplifies the wind and pushes through the North section of Palm Springs all the way down to Indio. The famous windmills capitalize on the wind opportunity. The good news for La Quinta owners is that because of the city's location adjacent to the base of the Santa Rosa Mountains, the city is not affected by the wind tunnel, making it a less windy area to live in comparison to homes adjacent to the 10 freeway.

A natural amenity that La Quinta certainly capitalizes on is its direct location to the Mountains. During sunrise and sundown is my favorite time to stare off into the mountain range because there are dynamic shadows casting off the rocks, if you mix that in with the soft lighting during “Golden Hour” it provides a stunning theatrical eye candy event twice a day, that will keep you charged with energy.

The Lifestyle

There is a lot to be said about the organic lifestyle in La Quinta, California. Put simply it’s a vacation way of living every day for a lot of full-time homeowners. Many homeowners have retired from lifelong careers, sold their lifelong homes, and moved to the desert to start the 3rd and often final chapter of their lives. Only adding to the vacation way of living is the abundance of second homeowners (snowbirds), who frequent the Coachella Valley typically through October - May to escape the winter cold climate of their primary home.

During the season the weather is wonderful on most days. In fact, in La Quinta, the average temperature is 75 degrees for the year. There are tons of outdoor activities available to the public within the city. Including pickleball, tennis, playgrounds, parks with walking paths and water features, sophisticated hiking trails adjacent to the Santa Rosa Mountains and Lake Cahuilla, skateparks, playgrounds with water toys to stay cool, and swimming pools.

For dining, shopping, and entertainment residents commonly frequent Old Town La Quinta which hosts big-name restaurants like Stuft Pizza, Road Runner, La Quinta Brewery, and The Grill On Main. There is a relatively newly built theater Century La Quinta and XD featured right in the center of the city. Another popular place for residents to go is the La Quinta Resort plaza, which hosts entertainment, shopping, and restaurants.

Golf is a big part of many residents' schedules. With over 25 golf courses within the city, many of them are open to the public play. You will find the die-hard golfers playing during the hot summer heat, as they get started right at the crack of dawn. During the cool weather months, golf courses are played from morning until dawn, often will viewing the Santa Rosa Mountains.

Expect Cheaper Electricity

Imperial Irrigation District is a public utility, and non-profit organization, whose facilities are owned by, and operated for, their customers. On average, IID is 20-30% cheaper than its neighboring competition (Edison). Which is a big reason why home buyers chose to live on the IID electric grid in Coachella Valley. Generally speaking, anything East of “Washington” street is IID territory. All of the city of La Quinta CA is on the IID power grid.

Places To Go

Talus La Quinta

Originally named “SilverRock Resort”, Talus is located directly center of the city of La Quinta and is currently under development. There are plans to build two luxury hotels and residential homes. The builders planned to develop are Pendry & Montage. This project broke ground in 2020, and construction has been active ever since. There is also a Venue Site located at Talus which offers lots of parking and is built around a park with breathtaking views of the Santa Rosa mountains. The Venue Site is used for big events within the city. The event goer’s park at the Venue Site and then simply shuttle back and forth to the event.

La Quinta Art Celebration

La Quinta Art Celebration
Every March hosted at the La Quinta Civic Center Park, a large outdoor gathering to celebrate creative outputs is conducted. The artwork demonstrated is broad, there really is something for everyone to appreciate. The list of art includes Ceramic, Glass, Jewelry, Painting, Photography, Sculpture, 2-D Media, & 3-D Media. Tons of great food options to choose from, I ate at DJ’s Louisiana Kitchen and ordered the Cajun Chicken Sandwich which were delicious. For the 2021 event, my ticket was only $20 dollars for a day pass. Experience, drink, and dance to live music entertainment outdoors at the Amphitheater & Bar overlooking the lake. The park has many different walking paths to explore and endless artwork creations to examine.

Old Town La Quinta

Offering entertainment, shopping, and a hand full of really popular restaurants. The word I hear often hear when describing Old Town is “cute”. Parking is easy if you park in one of the larger adjacent parking lots, and you can in a short distance (1-2 Miles) walk to 3 different small parks in the area.

Lake Cahuilla

710 acres of stunningly clean blue water tucked up against the base of the Santa Rosa mountains. A great place to stay with your family, plugging in your RV and looking out at the lake while appreciating the quiet offerings the unique deep south La Quinta offers. Guest are not welcome to swim in the lake but the lake is superbly stocked with trout and catfish. Not necessarily “touristy” yet, and very much a sacred secret to many Coachella Valley locals and snowbirds with an RV.

Pickleball | Fritz Burns Park

If you are moving to La Quinta and are between the age of 5-122 years old, it is important to give pickleball a try. The Coachella Valley and specifically La Quinta (Because Of Good Wind) has a large pickleball culture attached to it. Tennis is very big in the Coachella Valley at all the country clubs, so the infrastructure and culture allowed pickleball to flourish. At a lot of the country clubs, you will find private courts, and some of the large country clubs will have private clubs offering recreational opportunities to play. But the city of La Quinta hosts a locally treasured pickleball landmark “Fritz Burns Park” which offers recreational play at all levels for free. On a good morning, you will find 4.0-5.0 ranked players with their paddles in the lineup.

The desert is also home to two of the largest pickleball tournaments of the year. One is hosted at The La Quinta Resort & Club, named “The Hyundai Masters PPA”. I went for the first time in November 2021. For only $15 I had direct access to watch the top-ranked pickleball players battle it out on the courts, and I had up-close seating to watch the event. In between games the professional players just walk around the tournament, it’s really something else and worth stopping by. The second tournament is the Margaritaville National Championships, which is the largest tournament of the year for the sport and is hosted at the Tennis Gardens in Indian Wells.

La Quinta Museum

Demonstrating the city's history and arts inside of a 2-Story hacienda only a short walk away from Old Town La Quinta. Entry is free, and all of the events are even free of charge. A Cultural Museum offering one static gallery that covers the local history of Cahuilla Indians, The La Quinta Resort, and the Desert Club. The second gallery is dynamic, offering a new exhibit every 4 months or so.

American Express Golf Tournament - PGA West

At the end of January, a professional PGA Tour Golf Tournament is hosted at PGA West on the Pete Dye Stadium Course, and The Jack Nicklaus Course. There is also golf play hosted at the La Quinta Country Club. On Friday and Saturday night the event puts on a big musical event from two big name artists, one performing each night. The venue for the concerts is hosted near the Ernie's Bar & Grill. For me, being at a rock concert on a world class golf course over looking the Santa Rosa Mountains, sipping a cold drink, it really was humbling to contemplate owning a home on the golf course within the community.  

La Quinta Resort & Spa

A local gem, and the origin story of the city. Opened in December 1926 by Walter H. Morgan, who also is credited for importing the golf industry to the Coachella Valley building the first 9 hole golf course at the resort, charging the public a large sum of $1 to play. In 1937, 6 tennis courts and the tennis pro shop was built, which is still going strong, offering one of the strongest tennis programs in the Coachella Valley even today. In the late 50’s, early 60’s, president Eisenhower would frequently stay at the hotel, his brother even owned a home in La Quinta Country Club where the Eisenhowers would often golf. In 1980 the two golf courses (which exist today) were built. Dune Course & Mountain Course. Today the resort is recognized as being a top resort in the world.

Hiking Trails - La Quinta Cove

Renowned locally and regionally, La Quinta offers hiking trails that cut through the base of the Santa Rosa Mountains. Offering hikers an intimate experience with the ancient rocks that the Cahuilla Indians once hunted, fished, and called home.  The hikes parking and starting point is adjacent to the La Quinta Cove, featured at the upper section of the neighborhood. Possible variables that you will see on your hike are Big Horn Sheep, Lake Cahuilla, The Quarry Golf Course, a desert oasis of healthy palms trees, and an “up top” view looking down at the city of La Quinta. The skill level of hikes offered varies from Beginner - Medium - Expert. If you stick to the 3 main labeled trails then it’s easy to follow, with clear directions all the way through. During good weather times, you can find a good mix of other hikers sharing the trails. Not too crowded, but crowded enough to feel safe with other people around. There is basically NO shade, so pack lots of water, sunscreen, and your buckethat. 

La Quinta - X Park

Opened in 2022, this massive 40,000 square foot facility offers a state-of-the-art skatepark that allows all wheels including bikes, skates, skateboards, scooters, and wheelchairs. The park offers a 2-story pro shop on top is a shaded viewing deck made specifically for community events. Lighting is throughout the entire park allowing park-goers to skate after the sun goes down (great for summer). The park offers fun for all levels and offers a variety of different challenges from street rails, bowls, ramps, and my personal favorite the concrete pump track. World-renowned skateboard legend Tony Hawk himself said the park is “First class” and “One of best parks built”.
