Yards tend to be smaller and less private in Heritage Palms compared to other 55-plus communities. The homes on the golf course do not have a standard block or gate wall, only a small 3-foot wall can be created for dogs. Homes that are on the perimeter of the community offer private yards, and are often time subject to street noise from "Miles" "Jefferson" or "Fred Waring".

The clubhouse area is located South of Fred Waring, which homeowners can access via an underground golf cart tunnel, or by car if they are in the North section. As you drive around the community you will quickly appreciate the lush green grass whether it be the golf course or the HOA-maintained common area. There is 1 main clubhouse area that all homeowners have access to through their monthly HOA dues. Featured at the clubhouse is a fitness center, an indoor lap pool, a resort pool, billiards, a quiet reading room, a private restaurant that supports indoor and outdoor dining, (2) bocce ball, (4) led lighted pickleball courts, tennis, a large ballroom, a library, billiard room, card/ club meeting rooms, a large multi-purpose room for arts & crafts, and a golf pro shop. Internet and cable is included.

Location: Quick access to most essential activities. Right on the border of La Quinta, close to shopping and restaurants. Short access to the freeway (1.5 Miles), and direct access to one of the main grid streets “Fred Waring”, which will take you directly to central Palm Desert. On the border of the San Gorgonio Wind Path, but does not get as strong or consistent as being adjacent to the 10 freeway. There are around a dozen days a year that golf will be canceled due to wind.
