Real Estate:  Newly built, will complete development in late 2024 or early 2025. 25% of the homes allow for homeowners under the age of 55 "All Ages". 75% of the homes are mandatory 55 plus. The first (50%) phase of floor plans built were Tuscany-themed. The final (50%) phase of floor plans are built Modern-themed. Some home builds offer wrought iron backyard fencing adjacent to walking paths or small community greenbelt parks, some have traditional block walls with homes behind them. Font yards are designed with a variety of artificial grass and desert landscaping. Front landscaping is included with your HOA fees for all homeowners. If you are a shared wall home, your front and backyard are maintained by the HOA. In the first phase there are 2 story loft options but it is some what rare to find.

Amenities: One clubhouse with a public full-featured restaurant "June Hill's Table" onsite. Amenities at the clubhouse are private and for members only. Club membership is optional but most homeowners are members. Tons of walking paths are available, and mini-parks with party games are planned out sporadically throughout the community and available to all homeowners. There is a resort pool, a 3-lane lap pool, (8) pickleball courts total (4) are lighted for night play, (2) tennis, a ballroom for a large variety of social events, bocce ball, a putting green, a fitness center, a room for yoga/spin, a game room that hosts a golf simulator and billiards, and an arts n crafts room that offers a ceramic kiln. The club membership is transferable when buying a resale for a one-time fee of $1,875. 

Location: Right on the border of La Quinta, a stone's throw away from the Coachella Music Festival. A short driving distance away from the Santa Rosa Mountains. The location to grocery shopping is a quick 5-7 minute drive. Old Town La Quinta is a 10-minute drive. Close proximity to Highway 111 and Fred Waring so you can shoot across the Coachella Valley with ease.

Floor Plans

Modern (Phase 2):  The final 50% of single-family homes with traditional yards were/are built with a Contemporary, Modern theme. 6 Floor Plan options ranged from 1,622 SQFT to 2,367 SQFT.

Tuscany (Phase 1):  The first 50% of single-family homes with traditional yards were built in a Tuscany theme. 13 Floor Plan options ranged from 1,376 SQFT to 2,549 SQFT.

Shared Wall: In designated areas of the community you will find smaller floor plan homes that share a roof and wall with a neighbor. There are different variations available for the backyard. 

- Backyard Variation #1 (Early Phase): Your backyard will open up into a greenbelt park and will typically feature a walking path open to the community. Traditionally built, there is no fence, but often times homeowners will build a Wrought Iron fence around the perimeter to support a secure boundary for their dog(s), and or create more privacy. 

- Backyard Variation #2 (Early Phase): The early built homes featured a very small block backyard, backed up to other homes, often times sharing a backyard with one neighbor. 

- Backyard Variation #3 (New Phase): Toward the end of development the builder decided to built larger yards, a lot like a more traditional single family homes found within the community that do not share a wall. The home will still share a wall, but will have a normal sized yard.
